If approved, the 215-room hotel will be constructed at 20 Via De Luna Drive, utilizing 4.3 acres of land strategically located between Beach Club Resort & Spa and Emerald Isle Condominium Resort.
Currently, the site is an unused parking lot, which developers plan to incorporate into the new hotel’s design by adding 215 dedicated parking spaces. The hotel will also feature high-end amenities, including a pool deck with a spa and lazy river, along with dune walkovers providing direct beach access for guests.
While the hotel’s brand has not been disclosed, the project’s details indicate that Omega Hospitality of Pensacola Beach LLC owns the property and will lead its development. The proposal, filed on March 6 by Choctaw Engineering Inc., was submitted on behalf of Bullock Tice Associates, a well-known local firm based in Fort Walton Beach.
Property History & Ownership Transfers
The land’s ownership has changed hands multiple times in recent years. In April 2019, Deluna Capital LLC sold the parcel to Silky Sand LLC for approximately $16.5 million. Nearly two years later, Silky Sand LLC transferred the property to Omega Hospitality of Pensacola Beach LLC for $14 million.
